Staged Rental | part 2

Check out part 1 of this blog post series to read about this fun project I got to do. For this apartment, I found a coffee table and a twin bed frame from the storage unit. The rest I sourced from every thrift store, clearance rack, and dollar store!

Staged Rental Part 1

So I called a somewhat frantic call from an apartment complex owner. He told me he rented out 2 apartments to house 2 guys each, a total of 4. They would be coming any day to work on a project for several months. The apartments had to be completely furnished. The only thing he had was a storage unit of some odds and ends I could go through. I needed to do the project “as cheap as possible without looking embarrassing” and with that I set off at a breakneck speed for 3 days to get it all done in time!

In the storage unit I found a few accessory pieces, a plaid couch, a poker table and a twin bed frame.

I still needed living room furniture, dishes, small appliances, mattresses, bed frames, the WORKS!

My design mentor told me in college, if you don’t like something pretend you did it on purpose. So I decided I’d do a minimalist, modern look. Because I could then get away with as few accessories as possible, and look like I did it on purpose (because I did, duh!)

I knew I needed the front room to really make a good impression, since living rooms tend to be the place most people gather. This needed to feel like a home away from home to the tenants. I had the plaid couch from the storage unit, so I kept most everything else neutral. I used a lot of masculine pieces to complete the look. I flipped the poker table top over and viola a small kitchen table!

This completed the 1st apartment. Stay tuned for part 2!

Tween Bedroom

This sweet girl wanted a room makeover for her birthday! I wanted to give her a comfortable space to have sleep overs and showcase her special treasures and memories. I created several places for her to display photos with her friends. I kept it minimalist, modern, clean and fresh. That’s the look most young girls are going for thanks to YouTube vloggers. It is a very aesthetically pleasing style.

This tapestry has a lighted clear clothesline on it to clip small photos of her with her friends! Later roman shades were installed in the windows with twinkle lights hanging underneath them for a glowing ambiance!

Tranquil Master Bedroom

While brand new, this gorgeous home just needed a little tweaking to fit the homeowner’s style a bit better. I added texture to the walls to give the room some character, as well as lightened a lot of fixtures and details to give the couple their requested “spa-like” master suite! Utilizing natural elements really helped pull this serene look together. I am absolutely obsessed with the grid wall. I’m about to install one in every room of my house, sorry Ethan!

Traditional Masculine | Nursery Edition

Today’s featured room is one that is special to my heart. It is my precious baby boy’s nursery! I wanted to design a room he could grow into. One that wasn’t easily dated. So I went with a traditional style. Utilizing deep, rich textiles that will stand the test of time.

A little personal note, our sweet boy was actually born premature. So his nursery still isn’t quite finished. But these photos are our real life, and I love that it was captured.

Cozy Coastal Kitchen

If there ever was a room that made you say “ahh” it would be this one! Sitting in front of the fire with a cozy cup of coffee sounds like the perfect fall afternoon for me!

The homeowner was game to try anything that would make her fall in love with her house again. The feature I love about this kitchen the most is the large space that was open to lots of potential uses! After clearing out furniture, the family enjoyed the wide open walk thru space, perfect for impromptu gymnastic routines. So I wanted to incorporate that feeling in the final design plans.

After painting everything a fresh coat of white paint, including the stone fireplace. I chose clean and simple light fixtures. I wanted them to fit, but not take center stage. Having a fireplace in a kitchen seemed like the perfect feature to showcase loud and proud!

I placed a pottery barn accent chair in front of the fireplace to give a place for reading and having a little quiet moment in the day. I chose a small nontraditional metal table to provide a designated homework place! The table and fabulous wall clock is from the local shop in St. Joseph MO, Jamie’s Secret Garden.

One of my favorite finds is the antique cabinet next to the fireplace. I used it to hide the TV as well as offer some additional storage!

I love the airy, relaxing feeling this coastal kitchen brings! Thanks for reading.

Fresh & Fun Game Room!

If you’ve followed my blog for any length of time you know that my heartbeat is for people to use the space they live in as a tool to be a blessing and form community with others! Well this year I’ve had the chance to help several families design a space for their teens to feel comfortable to invite their friends over. I’ve had parents share their concern about being apart of these formative years for their teens. I could not love these projects and what they represent more! Design is more than simply making a space “look pretty.” It’s about the atmosphere and environment it creates, that sets a tone for all who enter!

There are a couple of things to note here. We lightened up the entire space with a soft light blue, and a white ship lap wall. Installation and painting was done by Kerry Overby Painting Services.  I rotated the entire rooms direction to utilize all the fun games they had in the space, such as Air Hockey, Board Games, Basket Ball Hoop, Treadmill and Wii! Every game and devise is now easily accessible to use and play! 

I wanted to incorporate some type of a “dry bar” to offer snacks and soda to the teenage guests. I found this desk with the EXACT measurements of a mini fridge in the middle. I loved how the shelving on either side offered more snack storage!

The artwork for this room needed to be fun, yet mature enough so that the parents could also invite friends over for a game night and it didn’t have an adolescent feel to the space. I started collecting some game boards and rackets from St. Joseph Auction and Antique. One of my favorite local shops to find unique treasures!

When this project was over, the music to my ears was the homeowner’s daughter in the other room asking her mom if she could have her friends over that weekend to hang out in the basement. I had received the official stamp of approval from the kids. Success!

Farmhouse Dining Room

Long time, no blog! The “slow” season of decorating was anything but this year! I want to share with you a house I designed last spring (hence the bunnies and eggs in October!)

I not only fell in love with this home, but I came to adore the whole family that lived inside of it! They are the kindest people, and they have such a warm spirit in their home. So when they contacted me to design some of the rooms in their home, so that they could entertain their daughter’s friends more I was beyond thrilled. They make you feel so welcomed, and to me that’s the most beautiful part of a home. The warm, welcoming, spirit placed there by the people who occupy it!

The dining room was currently being used as a sitting room off the main living room. Since this area was the best place for a large table, I recommended turning it back into a traditional dining room.

The homeowner was drawn to fresh, airy, white rooms with a minimalist feel. Not too cluttered, not too empty!

Instead of removing the chair rail I opted to have the bottom half painted white to give it a wainscoting look. I kept the top airy, yet colorful with this light green. It’s called “Emmy’s Room” from the Joanna Gaines paint collection. I have used it several times since! It is the perfect combination of the light farmhouse look, while still adding some color to a space!

I kept the wall art to a minimum with just 2 focal points. This was intentional to keep the wall art from overwhelming the eye. I chose a fresh centerpiece with greenery to add a natural element to the room. What I love about this centerpiece is how easy it can transition through the seasons. The homeowner can leave it up spring through summer and simply add some fall berries for autumn decor, and swap the moss balls for snowballs and a little evergreen for the winter!

The buffet has a mirrored front which kept the space open and added more light. I purchased it from Jamie’s Secret Garden. The Dining Room table is from Nebraska Furniture Mart.

Springtime Entryway

This homeowner still loved many of her entryway pieces, but just was tired of looking at them everyday. There is no better season than SPRING, to freshen things up!

I love setting my homeowners up for easy seasonal transitions with each design I complete. For this space all she has to do is replace the bouquet in the vase. Life Hack: Use a fuzzy pipe cleaner around your flowers & a cheap dollar store vase to keep your arrangement in place while they’re being stored from season to season. All you have to do is poke them back in the vase! I am all about working smarter, not harder!
